Your home away from home gives you exclusive access to an entire house designed to allow you to live as a local. To make your stay even more relaxing, you can enjoy the onsite private hot tubs .Staying here also allows you access to the private garden.Fantastic walks from the front door short walk to the lake and narrow gage railway station stop for a coffee at the lake side cafe or walk up moelwyn mountain for some of the best views around. As a self-catering cottage which sleeps 8 in total ,you'll find everything you need for a perfect stay. The kitchen has a fridge, a hob, an oven, a toaster, a kettle, a coffee maker, a dishwasher, a freezer and a microwave. The house is a perfect place to relax and offers a television set ,internet access and a music player. This cottage has 3 bedrooms and can comfortably sleep 8 In the first bedroom, you will find one king double beds. In the next bedroom contains 2 single beds. third bedroom contains a bunk (sleeps 3 and double sofa bed in living room . There are 2 bathrooms. The first bathroom has a toilet and sink and a bath with a shower over it. The second bathroom has a toilet and sink and a shower Wifi Fibre package available throughout what included A dishwasher and a washing machine tumble dryer are included for your use. - Pets are allowed with pre arrangements. Bed Linen and essential toiletries, a hair dryer and an iron are all included to make your stay more enjoyable. Cottage House Rules and Terms of Stay These house rules form part of the terms and conditions of your stay at the property.
By making a booking and/or occupying the property, you agree to comply with the following: 1. Maximum Occupancy • The cottage accommodates a maximum of 8 guests at any time. • Over-occupancy is strictly prohibited. • Only the guests named on the booking may stay at the property unless prior written approval has been given. 2. Smoking and Vaping • Smoking and vaping are strictly prohibited inside the cottage. • Guests may only smoke in designated external areas, if provided, and must dispose of cigarette ends responsibly. • Any evidence of smoking or vaping inside the property may result in a cleaning charge and/or additional cost. 3. Check-In and Check-Out • Guests must check out by the stated check-out time unless a late check-out has been agreed in advance in writing. • Unauthorised late check-out may result in an additional charge. • Guests must vacate the property promptly at the agreed check-out time. 4. Hot Tub Use • The hot tub may be used by a maximum of 5 guests at any one time. • Guests must use the hot tub safely and responsibly and follow any posted instructions. • The property owner or manager accepts no responsibility for injury or misuse arising from failure to follow instructions 5. Recycling and Waste • All recycling and waste disposal must be completed in accordance with Welsh Government recycling requirements and local disposal rules. • Guests are responsible for separating waste correctly and disposing of it in the designated bins or recycling containers. • Any additional sorting, removal, or disposal required after departure may result in a charge. 6. Quiet Hours • Quiet hours apply between 10:45 pm and 8:30 am. • Guests must not cause noise, disturbance, or nuisance during these hours and must comply with applicable UK laws regarding noise and nuisance. • We ask all guests to be considerate of neighbouring properties at all times. 7. CCTV • For ypur safety the security and protection of the property, 3 CCTV cameras are installed on the exterior of the premises. • These cameras cover: ◦ the front garden hottub and parking area; ◦ the oil tank; no guest access and ◦ another external area of the property to which guests do not have access. • CCTV is used for your safety,security purposes only and is not installed in any internal private guest areas. 8. General Conduct • Guests must take reasonable care of the property, furnishings, and equipment. • Any damage, breakage, or loss caused by guests or their visitors must be reported asap, may be charged to the booking holder • Guests must not engage in illegal, antisocial, or dangerous behaviour on the premises. 9. Charges for Breach of Rules • Failure to comply with these house rules may result in an additional charge of £100 per breach, as well as liability for any further damage, cleaning, or enforcement costs reasonably incurred. • Where necessary, we reserve the right to terminate the booking without refund for serious breaches of these terms. 10. Terms and Conditions • Full terms and conditions are available upon request and should be read in conjunction with these house rules. - There is Free on-site parking facilities available at the property room for 2 cars - Please remember Towels.Check in 4pm until 10pm after 10pm must be pre arranged.

We had a great stay. It was a really nice cottage with everything you could need. Hot tub at the perfect temperature ready for you and it was in a beautiful location. The only bad thing was we didnt book it for long enough. We will definitely be coming back but for longer.

Place was great for our group of girls, plenty of space, nice and clean, quiet and a lovely relaxing location. A really nice stay and great value for money, we especially enjoyed the hot tub 😊.

The property was extremely clean, and very cozy. We had free use of almost everything which was amazing. The location was very beautiful and quiet. All the facilities of the property were up to a great standard.
