need! The Space: About the Residence: This duplex unit spans the fourth
and fifth floors along the sought-after Church Street corridor in East
Tribeca. It offers three bedrooms and two bathrooms, boasting panoramic
city views and high ceilings that create an inviting atmosphere. The
open space layout is ideal for entertainment, including a fully-stocked
chef's kitchen with an island and dishwasher. Two comfortable
queen-sized rooms ensure restful sleep, and the second floor provides
direct access to a private patio overlooking the city. The master
bedroom features a spacious walk-in closet and a workstation. The
building is equipped with a private elevator that leads directly into
the home. Artwork: A unique aspect of the property is its partnership
with Friedrichs Pontone, a Tribeca gallery showcasing striking artwork

crafted from natural and recyclable elements like soil, timber, and
rock. Instead of glass, traditional 'hanji' paper adorns windows and
doors, allowing light and air circulation. Treated with oil for weather
resistance, Stile seeks to incorporate these natural materials in its

This property is all yours! You will either be personally greeted by a
Rove member or provided with self check-in instructions. Our Concierge
team is available to assist you with additional cleanings, maintenance,
or local recommendations. Details will be provided upon confirmation of
your stay.Home Truths: Guest Access: This property is accessed via a
lockbox. Arrive to the address 273 Church. There is a lockbox on the
brick wall to the right of the building's exterior entrance which
contains one key fob for the main entrance door. The code of the
lockbox is 5283. Open the lockbox. Please retrieve the key that will
open the front door where the mailboxes are located. Your set of keys
to the building and the apartment is located in the mailbox, which is
located in the mailbox labeled ROVE Unit 4. The code is 273. Once you
have retrieved your set of keys from the mailbox, PLEASE IMMEDIATELY
RETURN THE KEY TO THE EXTERIOR LOCKBOX AND SECURE IT! This key is to be
used just to get you into the building. Thank you for understanding!
Now that you have your set of keys, the key fobs will get you through
the two entry doors which will get you to the elevator. Proceed to unit
4. The elevator opens directly to your unit. Make yourself at home! The
Neighborhood: Tribeca, the "Triangle Below Canal Street," is a vibrant
neighborhood in Manhattan. Its historic industrial buildings,
cobblestone streets, and loft-style residences create a unique
atmosphere. Tribeca boasts a thriving culinary scene, art galleries,
boutique shops, and a tranquil waterfront. This trendy district
attracts residents, including artists, professionals, and celebrities,
as well as visitors seeking a taste of its charm and cultural
offerings. Other Things to Note: As a reminder, smoking is not allowed
anywhere on the property, in the home or in the outside areas of the
home. Smoking will result in a odor removal fee of no less than $500
and up to $1000 as well as possible removal from the property. Pets are
allowed at this home with the expressed and written consent of the
property management company. If an unauthorized pet is on the Property,
Occupant is in breach of their rental agreement. Damage or cleaning
attributable to pets shall be charged to Occupant as an Additional
Charge, together with a one-time $300 for reservations. All pets and
animals must be fully vaccinated, non-aggressive, free of fleas and
ticks, and fully house trained. Rove requires a property rental
agreement to be signed by the primary guest prior to arrival for all
reservations at this home. Please note that this property requires a
$5000 security deposit for stays of less than 90 nights and $10,000 for
stays of 90 nights or longer. This security deposit is facilitated
after a booking is confirmed and through the property manager as a
credit card hold taken 2 days prior to arrival and released 2 days
after departure. The home has a special collaboration with the Gallery.
