We welcome you to our home! Please note this is a cozy 2BR/2BATH 1000 SQFT townhome and NOT a hotel. Although we have great cleaning and maintenance staff, there inevitably will be some imperfections. If you are looking to give a low review or ask for refunds because you went through the townhome and found imperfections, this is not the place for you. If you are looking for an awesome place at a great price; this is your place!

Queen memory foam bed in each bedroom.
The living room sofa also converts in a comfortable full bed
We also have a Pack N Play baby crib, stroller, and baby high chair so that your baby can live like a local. There are plenty of premium sheets, linens, comforters & pillows. Each bedroom has Bluetooth speakers and a USB charging station.

Each bedroom features an office desk, office chair, and workstation setup for our business travelers.

Smart HDTV's in every bedroom and living room that stream many network and cable channels including the Disney channel, ESPN, CNN, and much more.

Air Conditioning:
Each bedroom is equipped with an AC wall unit. These units are easy to use and will keep your sleeping quarters cool and comfortable.
The living room features ceiling fans to provide a pleasant breeze. We don't have AC for the living room area. This setup is typical for our city and neighboring beach cities, taking advantage of the natural ocean air.
Heating:
Our home is equipped with central heating to keep you warm during cooler months. The thermostat controlling the central heat is conveniently located at the top of the stairs. Feel free to adjust it to your desired temperature.

A Few Friendly Guidelines:
If you open it, close it; if you borrow it, return it; if you turn it on, turn it off; if you use it, take care of it; if you make a mess, clean it up; if you move it, put it back.
ID VERIFICATION
If you are booking outside of the Airbnb platform, (IE Direct/VRBO/Expedia/Booking), we will send you a secure form so that you can upload a copy of your driver’s license and credit card. The ID and credit card names must match the name of the reservation holder. All sensitive info is deleted upon your departure. Thank you for your cooperation.
RESOLVING ISSUES AND OUR REFUND POLICY
We solve problems by springing into action, not by offering refunds. If you have an issue during your stay, contact us like a friend so we can make it right and get you back to a happy place.
If you inform us or the booking platform of a concern, we reserve the right to enter the property to fix the problem. Please note that if you refuse our assistance in resolving the issue, you will not be eligible for any compensation or refunds.
Refunds will not be provided if you request one without allowing us the opportunity to remedy the situation. Additionally, we cannot offer refunds for complaints raised after you have checked out or when it is too late for us to address the issue. If you choose to leave your reservation early without an approved alteration from us, no compensation will be given.
CANCELLATIONS
We understand that plans can change, so you can cancel your reservation at any time before or during your trip. However, please be aware that you’ll be responsible for any charges based on our cancellation policy, which is shown on the listing and in your reservation details. If you leave early without an accepted alteration, please note that we cannot offer a refund for the unused nights.
Should your trip be canceled during your stay (whether by you, the booking platform, or by us), your reservation will end.
In the event of a cancellation, we kindly ask that you vacate the property within 30 minutes. If you stay beyond this grace period, an additional fee of $100 per hour and three times the normal daily rate will apply. We really hope it doesn’t come to this, but. If you fail to vacate within 30 minutes, we also reserve the right to immediately notify police, physically remove you from the property, file criminal trespassing charges against you, charge your credit card, and file civil complaints against you for monetary damages.
ACCESS
Occasionally, our maintenance team or staff members may need to enter the home. We always strive to do so in a reasonable and considerate manner, and we will give you advance notice whenever possible.
CHECK-IN
Check in time is shown in the listing.
Early check In: If our home can be ready before check in, we may be able to do an early check in for you. The early check in rate will be $25/hour for any hour before 3pm. If you are interested in an early check in, please message us via your booking platform after 9am on the day of your check in. Let us know the time you would like to check in. If your time is available, we will confirm with you and then send you a request for payment via your booking platform or credit card (if you booked directly with us). Once payment is received, we will message you the door code for entry at your requested time.
CHECKOUT
We’re so glad you chose to stay with us. To make sure everything goes smoothly for the next guests, we ask that you vacate the home by the checkout time. If you would like to request a late checkout, please message us by 10pm, the night before and let us know what time you would like to check out. If late checkout is available, the rate will be $25/hour for up to 4 hours.
If you stay past the checkout time without prior approval, there will be a late checkout fee of $100 per hour and three times the normal daily rate. We really hope it doesn’t come to this, but if you’re still here after checkout, we may need to involve local authorities to ensure the home is ready for the next guests. CAPACITY
Please do not go over the maximum occupancy of our home at any time for any reason. Doing so will result in a charge of $300 per extra person per day.

HOUSEKEEPING & EXCESSIVE CLEANING
We don't offer daily housekeeping service. Our home is cleaned before you arrive and after you depart. Our cleaning fee covers the standard wear and tear of staying in our home. This is satisfactory 99% of the time. If excessive cleaning is required by our cleaning staff, we will charge an additional excessive cleaning fee.
KEYS
Please keep the keys safe and with you at all times. If lost, charges are
$250 per lost electronic FOB
$250 per lost Garage Remote
$50 per lost standard key.
LIABILITY
We are not responsible for any accidents, injuries, or illnesses that occur while on the premises or its facilities. Please be extremely careful when climbing stairs and any ladders leading to lofts in the home. We are not responsible for the loss of personal belongings, vehicles, or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises.
LUGGAGE/BELLMAN
There are two recommended services that provide convenient luggage storage in the city. You can book luggage storage with them (on-demand online) and leave/pickup your luggage in any of their secure storage locations at any time that is convenient for you. The companies are called Bagbnb & Radical Storage
MINIMUM AGE
The reservation holder must be at the minimum age mentioned in the listing to book our home.
NOISE & DECORUM
This is not a party location. This is a residential home with neighbors who enjoy peace and quiet. Loud noise and/or loud music is not allowed at any time. In addition, please be very respectful in the hallways, amenity areas, and outdoor areas.
For your security and protection, we have property managers residing near the home. We also have outdoor cameras filming and recording 24 hours a day. Indoors, we use privacy-compliant noise level devices called Noiseaware in all of our homes to ensure that noise levels do not exceed community standards. If there is excessively loud noise or a party in our home, the security deposit will be forfeited and you will be asked to leave.
If we receive any fines due to your behavior, you will be responsible for paying us back the full amount. Thank you for your cooperation in maintaining our great relationship with our neighbors and city.
PACKAGES & MAIL
Packages cannot be delivered to the home. You can, however, send packages or mail to our local UPS store, Fedex Store, or have it held at UPS or the US Post office for you to pickup. If it is an Amazon package, you have have Amazon send it to a local Amazon locker for you to pick up. Please check with these companies to find the solution that works best for you.
PARKING
If you have a reserved parking spot(s), please make sure that you only park in your assigned spot and that the parking pass(if necessary) is clearly visible at all times; or you will be immediately towed by the building. We are not responsible for any towing fees incurred during your stay.
PETS
Pets are allowed in some of our homes. Please view the listing description to see if pets are allowed. If pets are permitted, there will be a pet fee of $199 per reservation (up to 2 pets.) The pet fee must be paid prior to your arrival. Please do not let your pets climb on top of the furniture or damage our home. If your pets shed any hair, please clean up after them. The pet fee is the standard fee for making the home ready again for those who are allergic to pets. If your pet makes any kind of mess or sheds hair, you will also be responsible for extra pet cleaning fees or damage caused by your pets.
SMOKING
Smoking is not allowed in our home, patios, public areas; including outdoor areas, and anywhere else in any of our buildings. By staying with us, you agree that evidence of smoking of any kind, including Marijuana, will result in a minimum charge of $500 on your credit card. Any attempt to tamper with our installed smoke detectors is against the law and will also result in a minimum charge of $500 to your credit card. By staying with us, you agree to pay any and all smoking-related fines and cleaning charges.
TERMS OF STAY
Your check-in and check-out dates will be stated on the booking channel in which you booked your reservation. You are commercial guests of our property and are allowed to enter our homeat the check in time. By accepting this reservation, you agree to vacate our home at the time of checkout.
If your trip is canceled during our stay, (whether by you, the booking platform, or by us) your reservation is over.
Failure to vacate our home when necessary (either by checkout time or if your trip is canceled) means that you agree to pay a rate of $100/hour AND 3X the normal daily rental amount for any time in which you go past the checkout time. If you fail to vacate, we reserve the right to immediately notify the police, physically remove you from the property, file criminal trespassing charges against you, charge your credit card, and file civil complaints against you for monetary damages.
THIRD PARTY BOOKINGS
Thinking of booking for a friend or family member? Unfortunately, this isn't allowed. Both the booking platform and our rules require that the person making the reservation be the one staying in the home. If you'd like to treat someone, consider getting them a gift card instead!
The reservation holder must be staying in the home and present at check-in with a valid ID that matches the name on the reservation to receive the keys.

If you have a reserved parking spot(s), please make sure that you only park in your assigned spot and that the parking pass(if necessary) is clearly visible at all times; or you will be immediately towed by the building. We are not responsible for any towing fees incurred during your stay.
PETS
Pets are allowed in some of our homes. Please view the listing description to see if pets are allowed. If pets are permitted, there will be a pet fee of $199 per reservation (up to 2 pets.) The pet fee must be paid prior to your arrival. Please do not let your pets climb on top of the furniture or damage our home. If your pets shed any hair, please clean up after them. The pet fee is the standard fee for making the home ready again for those who are allergic to pets. If your pet makes any kind of mess or sheds hair, you will also be responsible for extra pet cleaning fees or damage caused by your pets.
SMOKING
Smoking is not allowed in our home, patios, public areas; including outdoor areas, and anywhere else in any of our buildings. By staying with us, you agree that evidence of smoking of any kind, including Marijuana, will result in a minimum charge of $500 on your credit card. Any attempt to tamper with our installed smoke detectors is against the law and will also result in a minimum charge of $500 to your credit card. By staying with us, you agree to pay any and all smoking-related fines and cleaning charges.
TERMS OF STAY
Your check-in and check-out dates will be stated on the booking channel in which you booked your reservation. You are commercial guests of our property and are allowed to enter our homeat the check in time. By accepting this reservation, you agree to vacate our home at the time of checkout.
If your trip is canceled during our stay, (whether by you, the booking platform, or by us) your reservation is over.
Failure to vacate our home when necessary (either by checkout time or if your trip is canceled) means that you agree to pay a rate of $100/hour AND 3X the normal daily rental amount for any time in which you go past the checkout time. If you fail to vacate, we reserve the right to immediately notify the police, physically remove you from the property, file criminal trespassing charges against you, charge your credit card, and file civil complaints against you for monetary damages.
THIRD PARTY BOOKINGS
Thinking of booking for a friend or family member? Unfortunately, this isn't allowed. Both the booking platform and our rules require that the person making the reservation be the one staying in the home. If you'd like to treat someone, consider getting them a gift card instead!
The reservation holder must be staying in the home and present at check-in with a valid ID that matches the name on the reservation to receive the keys.
Booking for a team member of your company via Airbnb? No problem!

The Rooms
We welcome you to our home! Please note this is a cozy 2BR/2BATH 1000 SQFT townhome and NOT a hotel. Although we have great cleaning and maintenance staff, there inevitably will be some imperfections. If you are looking to give a low review or ask for refunds because you went through the townhome and found imperfections, this is not the place for you. If you are looking for an awesome place at a great price; this is your place!
Bedrooms and Bedding:
Queen memory foam bed in each bedroom.
The living room sofa also converts in a comfortable full bed
We also have a Pack N Play baby crib, stroller, and baby high chair so that your baby can live like a local. There are plenty of premium sheets, linens, comforters & pillows. Each bedroom has Bluetooth speakers and a USB charging station.
Office
Each bedroom features an office desk, office chair, and workstation setup for our business travelers.
Televisions & Entertainment:
Smart HDTV's in every bedroom and living room that stream many network and cable channels including the Disney channel, ESPN, CNN, and much more.

Free WIFI is provided across the entire home.
WIFI Speed: Upload 20 mbps: download 200 mbps. (speed will vary depending on number of devices connected to WIFI)

Full kitchen with separate seating. Kitchen comes with many large and small appliances stocked with many of the essentials.
