External description Villa Saragano stands in the enchanting setting of the Umbrian hills, just a few kilometers from Gualdo Cattaneo, within an authentic landscape of vineyards, olive groves, and rolling green horizons that stretch into the distance.
The property is set within an extraordinary 220-hectare unspoiled estate, dotted with ancient farmhouses and enhanced by a hidden lake nestled among the vegetation.
The villa is surrounded by a large, fully fenced private garden of approximately 3,000 sqm, where majestic centuries-old trees provide shade, coolness, and an atmosphere of absolute tranquility.
Within the garden, a variety of thoughtfully designed outdoor spaces invite you to fully embrace open-air living: an elegant panoramic lounge area with a gazebo, sofas, and comfortable armchairs, perfect for sunset aperitifs; a charming historic stone trough measuring 5 x 2.5 meters, a testament to the property’s heritage; and a beautiful dining area shaded by a natural pergola, ideal for convivial dinners thanks to the barbecue and wood-fired oven.

On the ground floor, the fully equipped kitchen opens onto a spacious dining area that comfortably seats 12 people, connected to an elegant living room with a sofa, two armchairs, and a fireplace that adds warmth and atmosphere.
In the same area, there is a game room with an antique table and four chairs, ideal for leisure and social moments.
The main entrance leads to a salon of approximately 60 sqm, featuring a large billiard table, a lounge with fireplace and tv, perfect for relaxing or entertaining guests.
From the six-step staircase in the entrance, you reach a refined reading room with comfortable armchairs and bookshelves, which opens onto the day room with a large hallway connecting the different areas of the house.
